Grundy facilities committee hears issues

MORRIS – Leaky roofs and windows were the main topics of conversation at the most recent Grundy County Facilities Committee meeting.

The Grundy County Animal Control Building, which was constructed just two years ago, is having issues with windows leaking water every time there is heavy rainfall, committee Chairman John Roth said at Thursday’s meeting.

Water is coming in through a window on the east side of the building in the room where the cats are located.

After an inspection of the window by the original contractors, there was debate on whether the issue was with humidity and condensation forming within the room, causing water to gather on the concrete walls, or whether the window was not properly caulked, causing water to come in from the outside.

“Being there, watching the driving rain literally come in like small rivers on the north and south side of the window, I could tell it was not a condensation issue,” Grundy County Administrator Heidi Miller said during the meeting. “This problem is not solved.”

Roth, who also visited the facility, said he thinks there is a humidity issue within the building, but does not believe it is the cause of the problem.

Roth said the humidity within the building was near 70 percent.

“Both the dog and the cat rooms were, in my observation, pretty humid,” Roth said.

Miller said there also is concern that moisture is seeping through to some of the mortar and joints in the walls.

The committee agreed to continue looking into the problem with help from the original contractors.

Administration building needs new roof

Maintenance worker Larry Pelehowski updated the committee on the status of the administration building’s roof, which was the source of many leaks and other issues this winter.

“The flat roof of this facility has pretty much seen its days,” Pelehowski said. “Every time there is a rain, we get phone calls about leaking. This winter took a toll on it.”

According to Miller and Pelehowski, the flat part of the roof has several soft spots.

The current roof was updated in 2003 and is still under warranty until 2023, according to documents presented at the meeting. However, there were questions about whether the warranty has been voided.

Pelehowski said he is gathering quotes from new contractors to see how much a new roof would cost the county and checking on the validity of the current roof’s warranty.

Roth said if the county decides to proceed with the project, it will most likely be during next year’s budget cycle.

“I don’t think this will be solved this year,” Roth said. “Over the summer when we are building our budget, we’re going to have to make some tough decisions.”
